Located in the verdant landscape fronting Historic Fourth Ward Park, The Overline introduces new rental concepts to one of Atlanta’s most exciting neighborhoods.

The red brick multifamily building features a variety of elevated, one-of-a-kind apartments, including multilevel units and 2- and 3-story maisonettes with private street-level entries.

The new building’s façade pays homage to the nearby Ponce City Market and other original and converted warehouses and factories found throughout the neighborhood, as well as the nearby BeltLine—a former railway turned greenway that connects the city’s parks and neighborhoods. 

Rust-colored brick sweeps across the stepped structure, which was conceived to mediate the height of the tower against the parkland and other low-scale surroundings. At the podium level, the facade features a more textured and tactile brick to add depth and enhance the public realm. The ground level is also enhanced by an activated and engaging blend of public and private spaces that seamlessly integrate into the walkable, mixed-use neighborhood and surrounding parkland. 

The residential building and the adjacent hotel (also designed by MA) have aligned entries on either side of a Woonerf or “living street” that spans the space between the two structures. The Woonerf also serves as a landscaped path to Historic Fourth Ward Park and nearby shops, restaurants, and nightlife.
