The redevelopment of 277 Canal Street reimagines the historic three-story Oltarsh Building through a vertical addition that thoughtfully balances preservation with contemporary design. Drawing from the scale, materiality, and architectural rhythm of the SoHo-Cast Iron Historic District, the project reinforces the neighborhood's existing character while introducing new height, highly anticipated affordable housing, and MTA accessibility.
At the crossroads of Broadway and Canal Street, where SoHo's historic commercial district meets one of Lower Manhattan's busiest thoroughfares, the neighborhood's architectural character is defined by late 19th- and early 20th-century masonry buildings that reflect its evolution as a center of commerce and manufacturing.
The restored 1927 Oltarsh Building continues this legacy, anchoring the redevelopment of 277 Canal within Soho's historic commercial context while an 18-story vertical overbuild reinforces the architectural continuity of the historic district through a contemporary interpretation of its defining forms and materials.
Rising from the restored red brick base, the tower's façade transitions into vertical masonry piers that frame expansive floor-to-ceiling windows and terra-cotta detailing that culminate in a prominent double cornice topped by two rows of arched windows. The tower will contain 159 rental residences, including 31 permanently affordable units, above approximately 6,510 square feet of ground-floor retail, as well as a new accessible MTA station entrance, bringing new residential density and active street-level uses to this prominent corner.
The project was reviewed and approved by the New York City Landmarks Preservation Commission.
Constructed in 1927, the three-story Renaissance Revival Oltarsh Building is located within the SoHo–Cast Iron Historic District Extension; therefore, proposed exterior alterations were subject to review and approval by the New York City Landmarks Preservation Commission.
Rising from the restored red brick podium, 277 Canal's tower façade transitions into vertical brick and terra-cotta piers that reinforce architectural continuity with the existing Oltarsh Building and broader SoHo-Cast Iron Historic District.
