An early-20th-century office building in downtown Philadelphia receives a new glass and steel façade. Operable, factory-style windows flood the renovated office spaces with copious light and air.

Located in the heart of Center City Philadelphia, the East Market neighborhood is undergoing a significant transformation into a mixed-use destination that blends large format and boutique shopping and dining with modern working and living spaces. As part of the master-planned effort to create a dynamic urban environment, MA was selected to design three unique projects within the redevelopment site.

The scope of the first project, 1100 Ludlow, encompassed the complete renovation and reskinning of an early-20th-century office building. While the structure still had good bones, decades of neglect had left the original white brick and terra-cotta skin cracked and sagging. Now cased in glass and steel, the building’s new façade admits copious light and air through over-scaled casement windows into eight stories of renovated commercial office space.
