811 East Las Olas Boulevard is a boutique office and retail development in Fort Lauderdale designed to attract high-end tenants and bring a new level of sophistication to the historic boulevard. Introducing a larger urban scale while remaining sensitive to its context, the building balances increased density with strategic setbacks and subtle material transitions. Deep loggias, terraces, and trellised outdoor spaces respond to the South Florida climate, enhancing the tenant experience through shade, outdoor connectivity, and visual depth.

Along Las Olas Boulevard, a two-story glazed tile base adds richness, texture, and color to the pedestrian realm, strengthening the street wall while maintaining a comfortable relationship with neighboring buildings. Above, the building steps back after the second floor, reducing its perceived scale and preserving the character of the streetscape. The result is a refined, climate-responsive design that reinterprets South Florida’s architectural traditions through a contemporary lens, creating a distinctive new addition to Fort Lauderdale’s evolving mixed-use core.
